We’re delighted that you’re considering a stay at Lavender Manor and look forward to welcoming you to our beautiful countryside home in Fermanagh.

To ensure a safe, comfortable, and enjoyable experience for all guests, we ask that you carefully read the following Terms & Conditions and House Rules. These terms apply to all bookings, stays, events, and visitors to the property.

By making a booking, submitting an enquiry, paying a deposit, or staying at Lavender Manor, you confirm that you have read, understood, and agreed to comply with these Terms & Conditions.

1. Check-In & Check-Out

• Check-in: From 3:00 PM
  
• Check-out: By 11:00 AM
  
• Guests must provide an accurate estimated arrival time in advance. This allows us to welcome you personally, show you around the property, and avoid unnecessary waiting.
  

Early check-in or late check-out is not guaranteed and is available by prior arrangement only.

2. Guest Numbers & Visitors

• Only guests named on the booking may stay overnight at the property.
  
• No additional overnight guests are permitted without prior approval.
  
• Day visitors are welcome by prior arrangement, however large gatherings or parties must be agreed in advance.
  
• Lavender Manor has a strict maximum overnight occupancy, which must not be exceeded under any circumstances.
  

Failure to comply with guest number limits may result in immediate termination of the booking without refund.

3. Events, Celebrations & Noise Policy

• Lavender Manor is a peaceful countryside retreat. Guests must respect neighbouring properties at all times.
  
• Noise should be kept to a minimum after 10:00 PM.
  
• Music must be turned off in outdoor areas by 11:00 PM.
  
• Weddings, parties, second-day celebrations, or organised events must be agreed in advance and are subject to separate pricing and terms.
  

Unauthorised events are not permitted and may result in loss of the security deposit.

4. Smoking, Vaping & Fire Safety

• Smoking and vaping are strictly prohibited indoors.
  
• Smoking or vaping is permitted outdoors only, using the ashtrays provided.
  

Candles, naked flames, incense, and any form of open flame are not permitted indoors due to fire safety regulations.

5. Pets

• Pets are not permitted at Lavender Manor.
  

This is due to the presence of resident animals on the grounds.

6. Property Care, Safety & Hot Tub Use

• Guests are responsible for the property and its contents during their stay.
  
• Please report any damage, breakages, or maintenance issues as soon as possible.
  
• Furniture must not be moved between rooms or taken outdoors.
  
• The hot tub must be used strictly in accordance with the instructions provided, and the cover must be replaced after use.
  
• Children must be supervised at all times, particularly around:
  
  • The pond and stream
    
  • Play areas
    
  • The hot tub
    

Lavender Manor accepts no responsibility for accidents or injuries resulting from failure to follow safety guidance.

7. Cleaning & Rubbish

• Guests are expected to leave the property in a tidy condition.
  
• Deep cleaning is not expected; however, excessive mess, spillages, or stains may result in additional cleaning charges.
  
• Separate bins are provided for recycling and general waste and should be used correctly.

8. Security Deposit

• A refundable security deposit is required for all bookings:
  
  • £400 for standard accommodation bookings
    
  • £800 for weddings or event bookings
    

The security deposit will be returned within 7 days of checkout, following housekeeping inspection, provided no damage, loss, rule breaches, or excessive cleaning is required.

9. Prohibited Items & Activities

The following are strictly prohibited anywhere on the property, both indoors and outdoors:

• Fireworks
  
• Glitter or party poppers
  
• Plastic or foil confetti
  
• Candles or naked flames of any kind
  

Only biodegradable confetti is permitted, and guests are responsible for its full removal from the house and grounds.

10. Security Cameras

• For the safety and security of the property and guests, Lavender Manor operates four external security cameras.
  
• Cameras are located at the front of the property and in the courtyard.
  

There are no cameras inside the house or in any private guest areas.

11. Right to Refuse or Terminate Stay

Lavender Manor reserves the right to:

• Refuse entry
  
• Terminate a stay without refund
  
• Retain part or all of the security deposit
  

if these Terms & Conditions or House Rules are breached.

Final Note

These Terms & Conditions are in place to protect our home and ensure every guest enjoys a relaxed, safe, and memorable stay at Lavender Manor.
