The short answer
Choose the format that removes the compromises you care about most. An exclusive-use house is usually strongest when privacy, staying together and shaping a multi-day celebration matter more than a standard package. A hotel may suit couples who prefer a conventional service model, a larger room stock or separate facilities already operating at scale.
Hotels and private venues vary, so the label alone is not enough. Compare the actual guest journey, spaces, responsibilities and written inclusions for your date. For an intimate wedding, the most useful test is simple: can you picture the whole celebration—from arrival to the morning after—working comfortably for your real group?
What does exclusive-use mean?
At an exclusive-use wedding venue, the booked property is reserved for one group rather than shared with unrelated guests or another event. The exact boundary still matters: ask whether exclusive use covers the accommodation, celebration rooms, gardens, bar, parking and every day of the booking.
Lavender Manor is an exclusive-use country house near Enniskillen. Only one wedding or event is hosted at a time, and the house and grounds are for the booked group during the stay.

1. Privacy and atmosphere
Exclusive-use house
The people moving through the house are your invited group, the hosts and agreed suppliers. That can make arrival, breakfast, photographs and the quieter hours feel like one private gathering rather than separate parts of a public venue.
Hotel
Hotel arrangements differ. Some can reserve a dedicated wing or event area; others may have residents, restaurant customers or another function elsewhere on the property. Ask exactly which spaces are private and when.
The decision question
Would seeing other guests or another event affect the atmosphere you want, or are you comfortable sharing public areas in return for hotel facilities?
2. Who can stay on site?
Exclusive-use house
A private house creates a defined residential group. At Lavender Manor, a maximum of 22 guests can stay across ten bedrooms. Weddings are planned for 20–50 guests, with selected layouts accommodating up to 60, but the day-guest figure does not increase the overnight capacity.
Hotel
A hotel may have more bedrooms, but rooms can be spread across floors, sold separately or subject to individual booking terms. Check how a room allocation is held, when unused rooms are released and whether the important people can genuinely stay together.
The decision question
Is your priority to house a small core group together, or to give a larger guest list access to individual rooms in one complex?
3. Pace of the celebration
Exclusive-use house
Lavender Manor offers two-night Friday-to-Sunday and three-night Friday-to-Monday wedding stays; midweek and longer stays are available by quotation. A house can support the time around the wedding: settling in, decorating, a first meal, the celebration itself and a calm morning afterwards. That does not mean timings are unlimited; access, music, suppliers and departure arrangements still need to be agreed.
Hotel
Hotels often work to established event schedules and operational handovers. That structure can be reassuring, but couples should ask when rooms become available, when suppliers may enter and when each event space must be cleared.
The decision question
Do you want a carefully structured event day, or is the unhurried residential time around it a central part of the wedding?
4. Space for togetherness—and time apart
For a multi-day stay, the main room is only part of the decision. Look for smaller places where children can play, older relatives can talk, close friends can gather and someone can take a quiet break.
Lavender Manor has multiple living and dining areas, three kitchens, a private bar and games room, gardens and a covered hot tub. One guest described filling every bedroom while still not feeling “on top of each other”, with communal spaces left unused. Having a choice of shared spaces lets everyone enjoy time together without spending every moment in the same room.

5. Food, drink and suppliers
Exclusive-use house
Supplier flexibility can help a couple shape a personal celebration, but it also requires clear coordination. At Lavender Manor, you can choose your own caterer and personalise the space to suit your celebration. Confirm preparation facilities, equipment, access, clearing, waste and collection responsibilities for your chosen team.
Hotel
A hotel may provide catering, staffing, furniture and operational support through an established package. The trade-off can be less freedom over menus, suppliers, setup or timing, depending on the venue.
The decision question
Would you rather select and coordinate parts of the supplier team, or work within a venue-led package?
At Lavender Manor, the wedding stay includes tables, chairs, tablecloths, glassware, cutlery, an agreed ceremony setup, sound equipment and lighting described in the brochure. Couples book their own caterer and may bring their own alcohol. An independently staffed bar and a prosecco and canapé reception are optional arrangements, not automatically included services.
6. Hosting and responsibility
Ask who owns each task before, during and after the celebration. “Flexible” should not mean unclear. Compare the named contact, planning support, on-the-day presence, emergency contact, setup duties and end-of-stay responsibilities.
“Nothing was ever too much trouble. Every little detail was taken care of, and they made the whole three days feel effortless.” — Richard and Sian, Lavender Manor guest review
Vera provides a welcome and practical house support, with catering access and setup liaison and parking assistance. For the wider wedding plans, appoint your own coordinator and agree who will manage each supplier and task. Vera’s practical house support is separate from a full wedding-planning service.

7. Compare the complete proposal, not one headline figure
Build the same checklist for every venue. Include the nights or hours provided, rooms held, exclusive-use boundary, furniture and tableware, catering, drinks arrangements, staffing, setup, clearing, supplier access and any items you must arrange separately.
A shared checklist makes the options easier to compare. You can see which arrangements offer the convenience you want and which give you more freedom to shape the day.
A viewing checklist for either format
- Which spaces are genuinely private, and for what period?
- How many people can stay overnight, and how are rooms allocated?
- What is the comfortable—not merely maximum—layout for our day guests?
- What happens if the outdoor plan cannot be used?
- Which food, drink, furniture, equipment and staffing items are included?
- Which suppliers may we choose, and when can they access the venue?
- Who is our named contact before and during the wedding?
- What timing, music, access, parking and departure conditions apply?
- Which ceremony and legal arrangements require separate confirmation?
When Lavender Manor is likely to be a good fit
Lavender Manor is designed for couples who want an intimate, exclusive-use celebration in Fermanagh, with a core group staying together and freedom to shape the weekend. It offers a private-house experience rather than a large hotel setting.
It is most relevant when your plans fit the maximum of 22 overnight guests, a wedding of 20–50 guests (up to 60 in selected layouts), and a private-house atmosphere. A viewing is the right place to test the layout against your exact group and confirm any ceremony, supplier or timing details.
Frequently asked questions
Can all wedding guests stay at Lavender Manor?
Lavender Manor accommodates up to 22 overnight guests. If more people attend the celebration, the remaining guests need other accommodation and a transport plan.
Does exclusive-use mean there are no rules or agreed timings?
No. Exclusive use provides privacy for the booked group, but access, music, suppliers, capacity and departure arrangements still form part of the booking.
Can couples choose their own caterer?
Yes. You can choose your own caterer. Confirm the facilities, access and responsibilities needed by the particular caterer before making a commitment.
Is the venue licensed for legal ceremonies?
Registered celebrants can conduct ceremonies at Lavender Manor. Confirm the legal formalities with your celebrant and the agreed ceremony location with the venue; this is not a blanket licensing claim.
